An effective meridional section for 12 one-room apartments with an area of ​​500 m2 on one floor was invented. A unique effective latitudinal section was invented for 10 one-room apartments and 2 two-room apartments with regulatory insolation, with electric stoves in the kitchen with a maximum living area of ​​apartments on the floor of 500 m2.

Invention: an effective latitudinal section for 5 one-room apartments with normative insolation, with gas stoves and columns in kitchens with a total area of ​​370 m2 on the floor that are for sale.

For comparison: the market offers latitudinal sections with a maximum of 5 equal, two-room apartments with a maximum area of ​​up to 250 m2 per staircase and elevator. Effective use of free natural resources: solar energy, rain and groundwater, waste.

The project provides for rational planning decisions of the building with a maximum area of apartments and premises (90% of all areas) that are sold. The rational use of a parking area of 450 m2 under the building’s spot, in which we place 34 to 80 cars on a bookcase! The savings are in simple design and construction unified solutions (without broken and smooth round shapes), which will lead to a reduction in labor costs in construction and accelerate construction. In the condominium, all apartments and squares are sold, because the needs of the market and the purchasing power of the population are taken into account. Duplex apartments of up to 100 m2 are divided into two apartments, which are affordable. On the ground floor there are small service rooms of up to 100 m2, which are sold or rented out. In the basement there is a multi-level parking, which is favorably sold or rented out. The project lacks premises and apartments that are not for sale. The cost of construction is taken into account, its profitability begins after the sale of 50-60% of the area of ​​the house.

In addition to the payback and profitability, the house is profitable, because the insulated technical floor and other premises of the OSMD are to be rented out by the co-owners of the house and receive income on a monthly basis. OSMD can receive income from growing greenery on the operating greenhouse terrace. Through innovation and the creation of a comfortable living environment, the selling price of apartments will be significantly higher than the cost of construction!

Projects provide universal solutions: for latitudinal, meridional and angular sections for various floors from 4 to 36 floors. From unified sections, it is possible to build separate single-section houses, interlocked groups of houses, residential development blocks and even microdistricts. From universal sections it is possible to compose various volumetric-spatial compositions.
